I want to use my California Vet eligibility to purchase a home. Can you do this for me? +

Can I refinance my VA loan even if I'm upside down? +

Yes we can refinance your home up to 150% of the value

What is the minimum FICO score I need to get a VA loan? +

560 score is all we need to get you that VA loan

How long do I have to wait after a Foreclosure or a Bankruptcy to do a VA loan? +

2 years then you are good to go!

How long do I have to wait after a Short Sale to do a VA loan? +

No waiting period if you were not late on your short sale!

I only want a 15 year mortgage, can I get a lower rate? +

This discount has been eliminated as of August 8, 2008.

I am VA disabled (service related) I understand there is an additional discount available to me. What are the rules, and what is the discount off the weekly rate? +

You must be at least 20% VA disabled, and have paperwork to support it. (VA Certificate of Eligiblity)

What happened to the Service Era Discount for Vietnam Vets? +

This discount has been eliminated as of August 8, 2008.

I don't live near San Diego, California but can you still handle my loan? +

We can close a California VA or Vet Loan anywhere in California with no problem.

Can I close my home loan in my home town? +

Absolutely.

How do all those documents get to my local Title Company? +

Fed Ex, Fax and Email.

I already applied to another Lender for my Home Loan, do I have to stay with them? +

No you don't. You can change your mind, and decide who you want to close your loan. Transfer of your loan is an easy process. We can close your loan in 21-30 days

Can I use the California Vet Program for a Rental Property purchase? +

No.

Can I refinance my primary residence using the California Vet Program? +

Yes

Who controls the interest rate on the California Vet Program? +

California Vet Land Board.

How often is the California Vet interest rate subject to change? +

Every Day just like the stock market

How will I know what interest rate I will get on my home loan? +

After we get your initial paperwork and register your loan we lock your interest rate the same day.

I am a Widow of a Veteran, can I qualify? +

Yes you can, provided deceased husband died in the line of duty or from a service related cause. Widow must also satisfy the residency requirements of the state of California.

I hate to fill out forms online, can I talk to a person? +

I don't feel comfortable giving my financial information over the Internet, what can we do? +

We will do everything over the telephone.

How will I know what the prospective home is worth? +

We will order an appraisal done by a licensed VA appraiser in your area.

How long does it take to close my loan? +

Three to 4 weeks.

I am working with a Realtor.....is this O.K.? +

No problem, or we can recommend a VA friendly real estate agent to you.

Another lender botched my loan, can I transfer my loan to you? +

Sure, no problem. Unfortunately, this is all too common.

Ask them to fax a copy of your contract to us, and I will give the Realtor a call to coordinate.

Can I use my VA eligibility to own more than one home? +

Yes, we have 2nd tier VA loans available.
